This extensive property, within the Peak District National Park, is pleasantly rural yet within half an hour of the M1, M62 (Liverpool to Hull) and M60 (Manchester orbital) motorways and not much more for the the major commercial centres of Manchester, Leeds, Bradford and Sheffield. Manchester airport is approximately 50 minutes drive.

Construction
It was originally part of an old 'top of the valley' water mill built in the 1830's and converted in 1996. The conversion was architect designed to our own specification. ( We have plans and also the original deeds in manuscript on parchment size approx A2.)

It has been laid out as two seperate houses, the smaller two bedroomed house acting as a 'Granny Annexe' and the larger main house having larger rooms. Internal modifications to suit a new owner would not be difficult.



On the ground floor there are two large rooms; a dining kitchen with an Aga and utility room and open plan sitting room with stone fireplace. There is also a lounge and full downstairs bathroom. The first floor is set out as a large studio with a kitchen and shower room en suite. On the mezzanine level there is the master bedroom with en suite shower room. There is a large store room / cellar beneath. Circa 175 square metres living area.

The Granny annexe (c. 70 square metres) has two double bedrooms and a bathroom upstairs with a hall, kitchen, utility room (with toilet) and living room downstairs. A rear door opens into a small greenhouse and there is a connecting door through to the main house.The granny annexe has its own central heating system and utilities (gas, electricity, telephone and water).

Outside there are three stone built garages (with water, sink, wc and electricity), a stream with waterfall, a mill pond (which welcomes wild ducks and geese) and two fields. One field has been used as a paddock and one laid as a long lawn.
To the South there is a garden with a garden pond, lawns, shrubs and flower beds. Over 5 acres in total.

The situation is pleasantly rural, being in the old hamlet of Panna, about half a mile West of the centre of Meltham where one can find several schools, churches, pubs, shops and a Safeway supermarket.
